The owner of the Lexington facility was concerned by the excessive utility cost for the property compared to other similar properties they owned. Environmental Systems, Inc. was called in to conduct an energy study on the HVAC system. ESI performed energy calculations, took air readings and audited the existing conditions. From there, two models were developed: the current HVAC system’s energy usage and a modified and upgraded system’s energy consumption. After detailed analysis, a custom measure application was filed with the utilities. After thorough review, NSTAR Electric and National Grid Gas agreed to grant incentive funding to help pay, in part, for the upgrades. ESI concluded that there would be an estimated annual energy cost savings of almost $250,000, which is approximately a 30% reduction from current energy bills, with a construction cost payback of less than one year.
